Dear Friends, Family, and Facebook Followers:

I want to write a note to thank you for all your support in my first FULL year of focusing on Real Estate sales. Switching industries was a huge leap of faith for me and, as it turns out, it was the right move!!

2015 was great - having sold 9 houses for a total of $2.6MM in volume - and I learned so so much. Shout outs to my brokerage, BHHS Professional Realty, and my mentor, Susan (Cogan) Metallo, for their help and guidance. My WONDERFUL CLIENTS have been amazing for putting their faith in such big decisions into a newer agent. In 2016, I hope to exceed these figures with even m...

Submitting an offer on a home and waiting to hear back is one of the most stressful parts of the home-buying process. Since there is always room to negotiate when it comes to price, you want to be sure to put in an offer that the seller can’t refuse or you risk losing your dream home to someone with a higher bid.

While prospective homebuyers are often unaware of current trends in the real estate market, many typically rely on advice and guidance from their parents, friends and coworkers who don’t necessarily have a good pulse on the real estate market.

That’s why educated buyers who have spoken with their agent about an a...

Energy Efficient Mortgages (EEMs) were formally introduced by the Federal Housing Administration in 1995 to help consumers save money on utility bills by enabling them to finance the cost of energy-efficiency features for their new or existing homes as part of their FHA-insured home purchase or refinanced mortgage. The U.S. Department of Energy maintains that an EEM is one of the most beneficial programs consumers can use to capitalize on in today’s real estate market.

You can participate without the need to qualify for additional financing because cost-effective energy improvements result in lower utility bi...

So the market is telling your home is worth X but you're concerns the appraiser will come in and ruin your party by valuing it as Y (well below X)? What is the point of these appraisals anyway?

Remember, you needn’t agree with the outcome of an appraisal. You and your agent can work with the figures and determine if you should change the sale price. A home appraisal—no matter how scientific—is still an opinion that can be questioned.

An appraisal provides sellers and buyers with a “fair market value” and also allows a lender to know how much they can safely lend. It will provide a comparison of your house to...

Homeowners with young children face a common challenge when their house is on the market: How do you keep the home clean and ready for prospective buyers? Keeping that “staged look” as the kids create instant messes can be overwhelming. Children’s bedrooms are the worst when getting a home ready to sell—toys, clothes and activities.

1. Pack away extra toys, stuffed animals and books.

2. Organize remaining toys neatly in baskets, boxes and bins and display only a few items on shelves.

3. For those with infants, keep your nursery tidy by storing all extra diapers, wipes, lotions, baby bottles and clothes in a dresser or nearby cl...

There’s an episode of the TV series “How I Met Your Mother” where the characters decide to buy a home only to learn later that it sits downwind from a sewer plant. The message is obvious: A buyer must do his or her due diligence on prospective neighborhoods to avoid those kinds of mistakes. Here are a few tips:

Investigate the surrounding area: Good schools boost your property value. Research the closest parks and community centers and consider how busy streets impact the neighborhood. Check out stores and restaurants in the area. You may be used to a 5-minute drive to the grocery store, only to find out that your new hom...
